OVERVIEW

VINEYARD POTENTIAL
Of the 30 total acres 15 are well suited to the development of a premium vineyard.  With elevations ranging from 375'-620', around 13 acres sloping south / southeast and 2 acres nearly level to gently northwest facing plus sought after volcanic soils the site checks all the boxes on local viticulturists' terroir wish list.  Much of the vineyard suitable land runs along a ridge overlooking a quarry.

With the right vision and county approval a truly unique tasting room could be developed along the ridge line offering 10/10 valley views and easy access to Newberg, Sherwood and the greater Portland metro area.

QUARRY
The property contains 8 acres zoned MR1 (Mineral Resource zoning) of quarry currently in reclamation status (fill dirt being added, gravel already removed).  The section of Renee Quarry within the property was previous leased to a development company who uses the site for dispose of soils removed in site work around the valley.  The lease was for $500 per month and could be renegotiated by the future owner.

HOMESITE POTENTIAL
According the the Yamhill County planners' office a homesite could be pursued on the 22 acre section of the property zoned AF-20.  There is not an existing homesite associated with the property but one could be pursued via farm income once a vineyard is developed or possibly via a forest template dwelling application.  If approved there are several areas that afford exceptional valley views and privacy.
